Bhubaneswar, Dec 12: A high-level panel on peripheral development of Bhubaneswar city has decided to develop four satellite town planning (TP) schemes, each of 400 acres on city outskirts modeled upon Gujarat.
Addressing a workshop conducted by Association For Real Estate Developers (AFORD) Friday, BDA vice-chairman Krishan Kumar said the government was planning to identify 2,000 acres of land to execute TP scheme on the outskirts along the proposed ring road in Bhubaneswar.
“In the first phase, four TP schemes would be implemented by Bhubaneswar Development Authority (BDA) for which villagers of concerned villages would be convinced to part with their land to get a fully developed house with all basic amenities. TP scheme is not possible without people’s contribution,” Kumar said, adding the scheme would be developed alongside the planned ring road from Tamando, Chandaka, Infocity and Nandankanan area among other areas.
The committee, headed by special secretary Niten Chandra, comprises officials of the revenue, finance and housing and urban development departments, will decide on comprehensive development of Bhubaneswar.
Notably, in a bid to ensure organised urban development, BDA and Public Works Department (PWD) has decided to build a 64.89 km-long ring road on the city outskirts.
The proposed ring road will connect key areas starting from Pahala, Dhauli, Retang, Tamando, Chandaka, Infocity and Nandankanan zoo surroundings.
As the proposed alignment in one part passes through Dhauli, Archeological Survey of India’s clearance would be sought, sources said.
In order to develop the ring road, building regulator will have to acquire 760 acres of private land.
In order to ensure overall development of the satellite city the government has recently set up State Capital Region Development Fund to help faster and easier execution of infrastructure projects. A corpus fund of Rs 1,000 crore will be raised for the purpose.
